Seal leaky roof terrace
A leaky roof terrace can cause wetness and damage to the underlying building. Therefore, leaks are to be remedied as quickly as possible. How to do this is explained below.
Why is the roof terrace leaking?
First, determine where the problem lies: is the flooring leaking or are there cracks in the wall? Are all drains functioning properly or is the water unable to drain and accumulate at certain points? If so, be sure to fix the problem before laying the new flooring.
In a second step, remove the old floor covering. Unfortunately, there is no real alternative to rehabilitate a leaky roof terrace without removing the old surface. If you hire a specialist to seal, you should expect at least € 40 per square meter. If an additional insulation needs to be renewed, costs of up to € 100 per square meter can also be incurred. Now you may think you can save by doing the sealing yourself. This does not necessarily have to be the case, as it covers the costs of disposal and the procurement of aids, such as of the burner itself must take. However, you can do some part work yourself.
Seal leaky roof terrace: step by step
1. Remove old flooring
Remove tiles, floorboards or other flooring on the entire roof terrace. If this is still okay, loosen it with the utmost care, so that you can relocate it afterwards. Subsequently, the bitumen membranes are removed. You can also take these steps yourself to save costs.
2. Repair damages
If the masonry is damaged or heavily wet, it must be dried and repaired. That should definitely be left to a professional.
3. Lay new bitumen
On a clean, dry surface, the new bituminous membranes are now laid out and sealed with a burner.
4. Seal joints and edges
Joints and edges are sealed with liquid bitumen or other fillers.
5. Lay the terrace floor
Finally, the new or old terrace floor is laid.
